FREQUENTLY ASKED QUESTIONS

  • Mortgage lenders need regular updates on their properties, which is where independent contractors come in.

    As an independent subcontractor in an inspector role, you will confirm property occupancy (if there are homeowners presently living in the home) and report the property's general condition using a mobile app.

    Responsibilities:

    • Conduct primarily exterior inspections.

    • Perform quick inspections, usually in 5-6 minutes.

    • Complete each inspection within 4 days of assignment.

    • Report property conditions and occupancy status.

    • Take 9+ property photos, adding brief comments.

    • Fill out a short form via an app.

    • About 10% of properties require interior photos after the property becomes vacant. (These are non-invasive and permissible by law.)

    • Inspectors handle inspections within their respective county, occasionally sharing duties with others if volume permits.

  • Requirements:

    This is a 1099 independent subcontractor role and it requires you have the following:

    • Computer with internet access.

    • Reliable vehicle (good gas mileage preferred).

    • Smartphone (Android or iPhone).

    • Printer

    • Pass a standard background check with a valid driver's license

    • Physical requirements: Ability to drive and sit for hours at a time using your own vehicle to go to/from inspection locations.

  • Pay and Hours:

    • This is a 1099 (independent subcontractor position) with a flat rate per inspection, varying by county and volume, averaging $20-$30/hour.

    • Depending on the location of your county and size, you may complete 20-500 inspections monthly, working 2-30 hours per week.

    • Pay rates are adjusted by county volume.

    • Inspectors can earn more as they build availability, gain experience, and cover larger areas.

    • No additional mileage reimbursement is provided beyond the flat inspection fee.

  • We are looking for 1099 contractor inspectors nationwide but have a heavier need for support in Ohio, Michigan, Indiana, Kentucky, Tennessee, and Mississippi. But we do serve other states beyond the Midwest region.
